What is Nocatee?
Nocatee is a master-planned new town in Northeast Florida that offers its residents a unique balance of work and play in a walkable, livable community for all ages. The basic daily needs of Nocatee’s residents will be provided within the boundaries of the community, including employment opportunities, shopping, schools, civic uses, and recreation.
Where is Nocatee located?
Nocatee is located in Ponte Vedra, Florida between the cities of Jacksonville and St. Augustine, and just 3 miles from Ponte Vedra Beach and the Atlantic Ocean. Approximately 85% of Nocatee is in St. Johns County and the remaining 15% is in Duval County.
Who is the master developer of Nocatee?
The master developer of Nocatee is The PARC Group, Inc. The PARC Group has developed many of Northeast Florida’s finest addresses, including country club communities, residential neighborhoods, office parks, and condominiums. Well-known PARC Group developments in North Florida include Pablo Creek Reserve, Pablo Bay, Timberlin Parc, and Reedy Branch Plantation in Jacksonville and Sea Place and Marsh Creek Country Club in St. Augustine. The PARC Group received five honors at the 2008 Laurel Awarding including Developer of the Year, Best Landscaping for a community, Best Brochure for a Best Special Promotion for the Nocatee Farmers Market and Best Special Publication for the Nocatee Residents Handbook. The PARC Group was also recognized by the Florida Homebuilders Association in 2008 for their environmental efforts in Nocatee and won awards for Best Green Community of the Year and the Best Master Planned Community of the Year.
What is the address for Nocatee residents?
The United States Post Office has assigned Nocatee its own zip code: 32081. All residents within Nocatee have the option of using “Town of Nocatee, Florida” or “Ponte Vedra, Florida” as their mailing address. All mail is serviced out of the Ponte Vedra Beach Post Office.
Will the Town of Nocatee be incorporated and have its own government?
No, there are no plans to incorporate Nocatee. When Nocatee is referred to as a “Town,” it simply serves the purpose of explaining that Nocatee will offer all the services and functions typically offered in a town. This includes shopping, work opportunities, schools, and recreation as well as a variety of residential neighborhoods.
Will County and city service facilities be located within Nocatee?
Nocatee will provide land for two fire stations and two sheriff/police substations. Land will also be provided for a public library and a St. Johns County Annex building. These sites will be donated when the St. Johns County and/or the City of Jacksonville decide to build the facilities.
Will Nocatee have places of worship?
Nocatee donated land to Crosswater Church and their new facility is now open for worship. Land will also be provided for a Presbyterian church and a Catholic church. Other churches in the area have also expressed interest in opening places of worship in Nocatee.
How will Nocatee residents access the beach?
Ponte Vedra Beach is less than five minutes from Nocatee. The closest public beach access is at Mickler’s Landing with additional beach access facilities located within the Guana State Park along A1A South.

THE ENVIRONMENT
How has the natural environment been protected within Nocatee?
One of the most important components to the Nocatee plan is the protection of the environment. Of the approximate 15,000 acres within Nocatee, over 9,000 acres have been or will be placed into preservation including the Nocatee Preserve, The Greenway Trails and the neighborhood and community parks.
What is the Nocatee Preserve?
The Nocatee Preserve consists of 2,400 acres of pristine waterfront property located along 3 ½ miles of the Intracoastal Waterway. This conservation land was donated to St. Johns County for its long term protection. The preserve will be used for limited passive recreation opportunities such as hiking and biking trails.
What is the Nocatee Greenway?
The Nocatee Greenway consists of approximately 5,000 acres of preserved land that connects the neighborhood villages to Town Center and contains an interconnected multi-purpose nature trail system for hiking, biking and electric carts. Many of the neighborhood villages will have connections to the Greenway Trail System.
RECREATION
How many parks are planned for Nocatee?
Nocatee will include over 300 acres of neighborhood and community parks. Approximately 125 acres are designated for neighborhood parks which may include ball fields, play areas, tot lots, playgrounds and picnic areas. There will be 185 acres of community parks consisting of active recreational facilities such as athletic fields of all types, aquatic facilities, playgrounds and tennis and basketball courts.
The cornerstone of Nocatee’s park system is the 75-acre Nocatee Community Park. This park includes athletic fields, a dog park, playground facilities, tennis courts and a spectacular water park with a children’s splash pool, a lazy river for tubing, and a family lagoon with a two high-speed water slides. Also included is a community center and fitness facility.
When will the Community Park Open?
The southern part of the Community Park consisting of ball fields, playground facilities, dog walking park and tennis courts were opened in the summer if 2009. The water park, community center and fitness facilities are in the final stages of construction and are scheduled to open in the spring of 2010.
Will Nocatee residents be charged an additional fee for the water park?
No. For residents and their immediate families living in Nocatee, there will be no additional fee required to access the water park, fitness center and other amenities. As is normal in other communities, there will be a charge to rent the banquet hall and pool pavilion for private parties.
Will non-residents be allowed access to the water park for a fee?
Yes, non-Nocatee residents will be able to purchase access to the Nocatee amenities. The options for non-residents and corresponding costs are currently being evaluated.
Will Nocatee have any golf courses?
There are no golf courses scheduled for the first phase of development. Future phases may include one or possibly two golf courses.
EDUCATION
How many public schools will there be in Nocatee?
Nocatee has reserved land for nine public schools, including sites for one high school, two middle schools, and six elementary schools. These sites will be donated to the County School Districts as each school is built.
The new high school is located just east of Davis Park. Ponte Vedra High School opened for classes during the 2008/2009 school year.
Where will the schools be located?
Most neighborhood villages within Nocatee will include a neighborhood elementary school located within walking or bicycling distance of each home. The new Ponte Vedra High School, which opened in 2008, is located on the eastern side of Nocatee just to the south of Davis Park.
Sites have also been determined for a K-8 school in the center of the Nocatee Community Park, and an elementary school on Crossway Parkway to the south of the entrance to the Coastal Oaks community.
When will the elementary and middle schools in Nocatee open?
The School District will decide when schools are to be built based on student demand.
What school will Nocatee residents attend?
The St. Johns County School District addresses its school zoning requirements each year. For the 2009/2010 school year, Nocatee elementary students will attend Ponte Vedra-Rawlings Elementary School in Ponte Vedra Beach, middle school students will attend Landrum Middle School in Ponte Vedra Beach, and high school students will attend Nease High School located adjacent to Nocatee. Future schools will be built in Nocatee based on student demand and school availability in the area.
TOWN CENTER
What is planned for the Town Center?
The Town Center will be the heart of the community providing residents with their daily shopping needs, restaurants, entertainment opportunities, civic facilities, and business offices. The Town Center will include a vibrant main street and will be linked to surrounding residential neighborhoods by walkways, bike paths, and electric cart pathways.
Jacksonville-based developer Regency Centers is constructing the 21-acre first phase of Nocatee’s retail center. Anchored by high-end grocer Publix, the shopping district will showcase a diverse selection of specialty boutiques and popular businesses that will bring resident conveniences, such as: clothing, banking, gas station, casual and café dining, dry-cleaning, travel, floral and much more.
When will the first stores in Town Center open?
Construction of the Publix grocery store and the first retail buildings in Town Center is nearing completion and is scheduled to open in January 2010. Future phases of the Town Center will be constructed over time and are expected to include a mix of retail and office in a cohesive architectural style to include public open spaces, park areas, and fountains.
ROADS AND TRANSPORTATION
What is the Nocatee Parkway?
The Nocatee Parkway is a four-lane limited access roadway, similar in design to J. Turner Butler Boulevard. This new high-capacity roadway extends from the Intracoastal Waterway to US 1 and will provide easy access for Nocatee residents traveling to Jacksonville, St. Augustine or the beaches. The Nocatee Parkway not only offers easy transportation for those who live in Nocatee, but provides much improved traffic flow and hurricane evacuation for the beaches area.
When will the road construction of Nocatee Parkway be completed?
Construction of the final phase of the Nocatee Parkway will be completed in the summer of 2010. This portion of Nocatee Parkway will include the westbound connection to US 1 at Racetrack Road as well as a flyover from southbound US1 traveling eastbound on the Parkway.
When will the internal roads within Nocatee be completed?
Crosswater Parkway and the southern segment of Preservation Trail are currently open to traffic. These roads provide access to the Willowcove, Tidewater, Coastal Oaks and Riverwood communities. The northern segment of the Town Center loop road, Valley Ridge Boulevard, is completed to the entrance of Kelly Pointe, Nocatee’s newest community which is expected to be open in the summer of 2010.
What else is Nocatee doing to accommodate growing transportation needs in northern St. Johns County?
Nocatee’s transportation commitment includes the construction, or funding of, over $200 million in regional roadway improvements, including the Nocatee Parkway. The developer has also agreed to contribute over $50 million in cash for regional transportation improvements west of US1, and to fund over $12 million for the widening of portions of US1.
UTILITIES
Who is the electric service provider within Nocatee?
Residents and business to the south of County Road 210 will be served by Florida Power and Light, and those to the north of County Road 210 will be served by JEA.
Who is the water, sewer, and reuse service provider?
Water and sewer for all Nocatee residents will be provided by JEA from its network of sources in Duval County.
Will Nocatee residents be able to have individual wells for irrigation?
All irrigation for both residential and commercial will utilize reuse water provided by JEA. This will help to protect and preserve the region’s water resources. Individual wells are prohibited.
Community Development Districts
What is a Community Development District?
Nocatee’s Community Development Districts were established to assist in the the financing and construction of public infrastructure including major roadways, parks and other amenities servicing property owners. Nocatee’s districts will also establish high standards of maintenance for District infrastructure that will continue long after the community is completed.
Nocatee has two Community Development Districts, the Tolomato CDD which includes the residents and businesses in the portions of Nocatee that lie within St. Johns County, and the Split Pine CDD in Duval County.
How are Nocatee’s CDD’s funded?
The cost to construct the major roadways, the community parks and amenities, and the Greenway trail system within Nocatee are partially funded through special assessment bonds issued by Nocatee’s CDD’s. All landowners within Nocatee will participate in the repayment of Nocatee’s bonds by paying a fixed annual Capital Assessment until the bonds are repaid. Each property owner within Nocatee will also contribute to the funding of the Operations and Maintenance costs of the Districts. This assessment will be determined annually and will be based on the projected operations and maintenance of the Districts.
How much is the annual CDD assessment?
The Capital Assessment and the Operations and Maintenance Assessment will appear on the property tax bill each year. The total assessment to be paid is based on the neighborhood within Nocatee and the property owned. Since Nocatee is a diverse, master-planned community consisting of a variety of housing types, you should consult your builder’s representative to determine the actual annual assessments for your neighborhood and specific property.
Will the annual assessments increase over time?
The Capital Assessment is fixed and will not increase. The Operations and Maintenance assessment is based on the projected cost to maintain the facilities and may fluctuate from year to year.
